CASE STUDY: THE OFFER THAT WASN'T HEARD; UNTIL WE STEPPED IN WITH A STRATEGY

THE SITUATION

Steve was relocating to Queensland and heard about an ideal property coming to the market soon. He also assumed the sales agent would guide him through the process here.


But when his offer was ignored and the property moved toward open market; it became clear there was no urgency and he was being sidelined.

THE STRATEGY

We qualified the property’s value, gathered off-market intel, made Steve anonymous, and reshaped his offer to create controlled urgency.


Rather than simply submitting a flat price, we formulated a two-tiered structure designed to appear “above market value” — built from a deliberately low valuation, plus a time-sensitive bonus for the seller if accepted before the first open home.

THE EXECUTION

We submitted the offer on our client’s behalf, with a firm expiry just before the first open home; a deliberate move to incentivise a pre-market sale without arousing suspicion.


What the agent, and the seller, didn’t know? Through our network, we’d already confirmed a comparable had just sold off-market for 20% more but that data hadn’t yet surfaced publicly.

 

So while the deadline appeared to hinge on the open home, it was actually a strategic anchor; a misdirect, designed to energise the agent without prompting them to investigate further.

THE RESULT

It worked. Steve secured the home without competition and the agent, who’d shown no urgency with Steve before, moved fast when it mattered.

Less than a week later, as the off-market sale went public, Steve’s new home was suddenly worth significantly more.

Our strategy created the momentum that won the keys.
